Fidelity National Title Insurance Company offers you experienced escrow settlement clerks, who are well trained in real estate closing procedures and the issuance of title insurance. Our clerks act as a disinterest third party who follows the instructions of the principals. Fidelity's escrow settlement clerks get the job done with efficiency and accuracy.

Fidelity will perform the following functions in processing your escrow settlement:

  •  Prepare and distribute title commitment;
  •  Locate and order surveys;
  •  Review title commitment and clear objections to title; 
  • Order and distribute survey, if requested; 
  • Order and distribute Flood Searches, if requested; 
  • Prepare and file Notice of Settlement;
  • Prepare Affidavit of Title for purchaser; 
  • Order Mortgage Payoff Statements for existing mortgages;
  • Order Condominium Common Charge Statements and Insurance Certificates; 
  • Prepare HUD-1 or HUD-1A Settlement Statement and forward to appropriate parties for review; 
  • Schedule the closing; 
  • Process lender’s mortgage package for closing; 
  • Disburse funds pursuant to lender’s instructions and in accordance with HUD-1 or HUD-1A Settlement Statement;
  • Record and/or file applicable closing documents; 
  • Return executed documents as instructed to lender; 
  • Return, when available, original recorded documents and/or copies thereof to proper parties; 
  • Forward original loan and owner's policies as directed.
